In 2011, we were appointed to deliver proposals for Manchester’s Grade II listed Corn Exchange, a shopping mall in decline, but with a handful of restaurants fronting Exchange Square bucking the trend. The brief, developed with the client, built on the success of the restaurants at ground floor and proposed a new use for the upper floors – helping connect this iconic heritage asset back to the city.

Phase I included the creation of a dining destination for 17 restaurants and completed in 2016. Phase II, which completed in February 2018, has seen us transform the Second, Third, Fourth and Fifth Floors from commercial offices into a 114 bedroom aparthotel for operator Roomzzz.

The scheme responds to and complements the Grade II listed building, whilst also meeting the aspirations of the hotel operator.

Phase II makes use of the historic features that are more prevalent in the upper floors. This includes the careful transformation of the historical staircase into a main entrance and reception. Within the reception and circulation spaces, features such as glazed Victorian wall tiles, terrazzo flooring, decorative wrought iron railing and mahogany balustrades have been retained, sensitively refurbished and reintroduced into the design.

Technical challenges included: fire, acoustic and structural enhancements and weaving M+E through a listed building, without increasing the amount of roof top plant in order to retain the roof-scape. The project’s success is two-fold – It has realised the client’s aspiration for the building to have a sustainable economic future and ensured the restoration of a nationally important heritage asset.
