Stockport Metropolitan Borough Council (SMBC) commissioned 5plus, collaborating with Planit IE, to develop a Residential Design Guide which will inform the quality of development in Stockport Town Centre in the future. SMBC set a clear context to the guide and the need for its production in supporting the coherent delivery of high quality, sustainable residential developments as part of the next phase in the continuing regeneration of the town centre.

The document has been produced to serve two purposes. It has been compiled to provide a clearly defined set of design guidelines that will underpin all future residential proposals within Stockport Town Centre. Developers and their design teams should use the guide through all stages of the development process, abiding by its guidance and applying its principles wherever relevant. Conversely the guidance acts as a tool for decision-makers to utilise and ensure the Town Centre reaches its development potential in the right way, sustainably, sensitively and viably. This document will sit as a Supplementary Planning Document (SPD) within the emerging Development Plan, acting as an interim guidance document. This document will inform emerging Core Strategy design policy as the Council works towards adoption.

The guide takes a place-specific approach to design guidance which has many benefits. Firstly, it ensures residential development responds sensitively to its existing context, understanding its contribution to the neighbourhood. Secondly, it allows for the protection of specific assets, including but not limited to key views, listed buildings or landscape features. Finally it allows proposals to respond to specific needs and opportunities of an area.

The document is structured in such a way as to cover 3 scales: National / Regional; Town and the Street / Block Scale. The Street / Block section forms the bulk of the guide and identifies a series of 12 block/character areas across the wider town centre. We present each one in detail, exploring the following:

  • Character appraisal for each character area
  • Character area specific design guidance
  • Best practice case studies and precedent (both UK and International)
  • Conclusions and the process for delivering future residential design and the quality design agenda for Stockport Town Centre.
