With the upcoming relocation of the 4th floor tenant up to 5th floor of One Colmore Square, 5plus were engaged to design and deliver the new CAT A refurbishment of the 4th floor office space as well as the refurbishment of the lift lobby and WCs.
For the design of the office floor plate, a semi-exposed services strategy was employed, including suspended ceiling rafts and overboarding to downstand beams.
The design and detailing of the rafts was thoroughly developed with the Services Engineer, with variables and options tested through detailed sampling. Working closely with the Contractor, full-size mock-ups were constructed off-site for analysis by the team and Client review. This optimised the onsite installation as the we had overcome any issues in a controlled environment prior to construction.
As the first project in the practice progressed from inception to completion under the new Building Safety Act, it set a new standard for our internal protocols to demonstrate our continued competence and compliance with all relevant requirements.
