This high-profile site fronts on to the busy North End Road in North Kensington, in the London Borough of Hammersmith and Fulham. It currently contains a vehicle repair facility and a small parade of single storey retail units that are in poor condition and make a poor contribution to the streetscape. Due to technicalities with site acquisition, we have completed two separate Planning Applications. These have been consolidated to enable the development of a single holistic development bridging the two previously disparate ownerships.

This scheme will regenerate this site to provide a 68 bed hotel over 4,000 sqft of retail space, significantly enhancing the setting, character and sustainability of this section of North End Road, and the wider Barons Court Conservation Area in which the site lies. Building uses are arranged to maximise ground floor activity to the primary frontage on North End Road. Flexible and generous grade A commercial space as well as the main hotel entrance front and bring activation and vibrancy to the high street through open and glazed shopfronts.

Hotel rooms are arranged on the upper levels overlooking North End Road, a central lightwell or to the quieter street (Challoner Crescent) to the rear.  They are all accessed from a central vertical circulation core with a secondary stair and lift maximising functionality as well as safety.

The massing and façade design responds sensitively to the local context, in particular to the residential properties on Challoner Cresent with respect to scale, daylight and visual amenity. The façades are articulated as a series of vertically expressed bays using contextual materials and reflecting the prevailing architectural expression of the surrounding terraced buildings along North End Road.
