We have been appointed by the contractor Bougues UK to assist them in developing and delivering 120 new low carbon apartments for social rent for the London Borough of Southwark. The scheme was original designed by Levitt Bernstein, Adam Khan Architects and East Architecture.

These proposals form part of Southwark Council’s plans to build 11,000 new council homes by 2043 as part of a drive to deliver more affordable housing in the borough, including both social rent and intermediate homes. The aim is to make use of under used, empty or derelict sites across Southwark. With a focus on providing the right kind of homes that will meet a range of needs, built to lifetime home standards and with 10% of social rent homes built to be fully wheelchair accessible.

All new homes are to be tenure blind, with affordable homes managed by the Southwark Housing department and private sale homes managed by a development partner to be chosen by the Council. 50% of new affordable homes for rent will be let using a ‘local lettings’.

As part of the development approach, Southwark Council are seeking to improve the public realm areas adjacent to the new buildings as part of a wider strategy to improve the area. The proposals have also been designed to allow for the potential future redevelopment of the car park area to the rear of Peckham Pulse, including alternative servicing arrangements.

The scheme utilised Air Source Heat Pump technology on the roof of the tallest block to provide a sustainable source of heating for all of the homes.
