The City Village regeneration area covers approximately 25 hectares in Bradford city centre to the north of Centenary Square.

Our masterplan proposes 1000 new homes in a highly accessible location close to the civic centre. Historically the retail and commercial heart of the city, the City Village boundary includes three development sites owned by the Council.

These sites have been identified for new residential led development, featuring a series of typologies, tenures and scales. They are occupied by old shopping centres which are gradually becoming unused along with a redundant MSCP and surface car parking. The role of city centres is changing and the retail sector no longer plays the dominant role that it used to. There is an opportunity to give more back to the city with new buildings, open spaces and parks, whilst improving connectivity and creating climate resilient spaces for residents.

The vision for City Village is to create a green, healthy, sustainable and community-friendly city centre neighbourhood. The new buildings will be designed to high sustainable standards, minimising carbon and the running costs.

Chain Street
Our design envisages a formal arrangement of low energy low rise family housing in a gentle density. The existing road through the site is removed, placing people at the heart of the place, and car spaces carefully located to the periphery. A series of townhouses in short terraces are set around a new community green, with all streets activated with front doors and gardens.

Oastler Site
There is an opportunity for a variety of lower and medium density family housing, in a mix of townhouses and apartments, set around a network of outdoor squares and courtyards. Our plans include 70 townhouses, with gardens and parking, and 380 apartments across 4 buildings. A mix of uses will feature at ground level, activating the primary routes.

The masterplan reinstates historic links through the site, connecting an existing park and  neighbourhoods to the north back into the city centre. A large new park space is set at the heart of the site featuring play space within a soft landscape. The building scale rises across the site, as the topography falls into the heart of the city. The tallest building is proposed on the Westgate corner adjacent to the prominent High Point, the Brutalist former Yorkshire Building Society HQ recently converted into residential use.

Kirkgate
The existing building is not suitable for repurposing into new uses, so will be replaced by a pair of apartment buildings that open up links through to the Oastler site.  Private landscaped garden for residents will be created in the courtyards along with roof terrace opportunities.

A key feature of our proposals is a new city park along Darley Street, which will compliment the new public space at Darley Market and provide a soft landscaped focussed amenity in the historic heart of the city. The large open space will reveal the grand historic facades of the buildings at the Godwin Street and Kirkgate ends of the park, helping weave the new park and residential building into the fabric of the city. Ground floor uses will include retail, F&B, leisure and creative art spaces for local independent businesses.
