Trafford View is an 88 unit private residential scheme on Warwick Road, Old Trafford. The building is located within the Trafford Civic Quarter, an area earmarked for significant regeneration. 5plus has been responsible for design development and submission of a planning application for the scheme.

Prior to 5plus’ involvement, an application was submitted in 2016 and approval was granted for a 12-storey scheme on the site. This scheme was implemented, with groundworks commencing, but was halted soon after. 5plus’ brief was to create a new higher quality design, but also improve viability. Our proposals are based around a legible plan arrangement, with new massing and articulation of the scale.

The scheme will deliver a mix of one and two bedroom apartments through a variety of apartment sizes and layouts to meet various housing needs. The dwellings are spread across 13-storeys.The facilities and space offered to tenants is in response to the emerging requirements of homes in a post-pandemic world. The scheme looks to enable a more sustainable lifestyle with a cycle store and cycle workshop facilities offered.

Furthermore, as much external amenity as possible is provided through a mixture of private and communal roof terraces and a resident’s garden. Alongside a communal roof terrace on the 12th floor, a home working lounge gives tenants an alternative setting when working from home. A ground floor gym is also provided.

The building will be formed from brick, giving it a strong and historically accurate external appearance. The masonry construction gives the building a simple elegance which is enhanced around the set-back terraces where rich detail is applied through expressed brick coursing.
