Taylor Wimpey and Homes England are promoting plans for a new community on land at Pickering’s Farm, Penwortham, now known as The Lanes. The aim of the scheme is to deliver a new residential-led community of up to 1,100-homes alongside a primary school, shops, green infrastructure and community facilities.
We have helped develop the original Development Framework for the site from 2009 to 2011. Based on successful delivery, we were subsequently appointed alongside the wider Consultant Team to develop a comprehensive masterplan and prepare an outline planning application for the wider area; this was submitted for planning in December 2019.
The site, which comprises 90 hectares of land, is situated immediately to the south of the existing residential area of Kingsfold.
The vision is to provide a sustainable well connected residential led mixed use development within a highly permeable, integrated, pedestrian-friendly and distinct community. A true sustainable mix of dwellings and facilities focused around a number of well connected, well overlooked, high quality open spaces will be provided. Each of these open spaces will have a specific role in providing a focus and identity to their specific area and help to provide a unique development suited to the existing context.
As part of a mixed use scheme there will be an element of employment led development in line with identified local demand which, importantly, will create jobs for the existing and future local population. The site will look to provide a range of key local services and facilities to meet the future community’s needs, which in turn will provide further employment opportunities.
The proposed scheme will create a distinctive new community, with a well structured and permeable layout; this will take full advantage of the site’s context, surroundings and topography.
