Regent Street is a 185 unit, build to rent residential development in the Mabgate area of Leeds City Centre. Mabgate is synonymous with the woollen industry, but is seeing considerable change and the area is undergoing regeneration with numerous residential building coming forward.

Initially appointed in December 2020, we led the design development of the scheme which was submitted for planning in August 2021. Prior to our involvement, an approved scheme already existed for the site and our brief was to prepare a new design to be submitted as a Section 73 application.

The scheme will deliver a mix of one, two and three bedroom apartments through a variety of apartment sizes and layouts to meet various housing needs. The dwellings are spread across 10 storeys. Generous ground floor amenity is provided, with workspace, a gym and recreational facilities bringing much needed activity to the street. External space is also well catered for, with a landscaped communal courtyard and 10th floor roof terrace alongside an increased proportion of private balconies and terraces.

Suitability is high up on the client brief, and minimising operational carbon was a key target. The building is designed to work with the Leeds’ district heating system. One of the largest in the UK, the system enables huge uplifts beyond Part L targets. The appearance of the building references the industrial architecture of Mabgate. The base of the building is formed from brick with metal accents grouping window apertures. The top two floors break from this and create a dynamic concertinaed roofscape dressed with metal.

The programme is currently progressing through RIBA Stage 3, with work to start on site in the second quarter of 2022.
