A 15-storey boutique residential tower in Manchester’s emerging East Village neighbourhood.

M1 Piccadilly is a striking new residential development on the fringes of Manchester’s emerging East Village neighbourhood. Located between Ancoats and Manchester Piccadilly, M1 Piccadilly is encompassed within the HS2 masterplan, and will catalyse the redevelopment of the area as a vibrant mix of residential, commercial, and social amenity spaces.

Bounded by existing residential apartments on two sides, the project has overcome complex overlooking and access challenges, choosing to embrace these requirements in a unique plan form. The angled façade gives rise to several unique and characterful apartment layouts, offering a range of views across the city centre, and to the suburbs and landscapes beyond.

Reflecting the bespoke plan and need for a luxury feel, the building is clad in gold metalwork, which is also a reference to the historic moulding and casting foundries within the Store Street area. An arrangement of reflective, matte and perforated surfaces gives the building a dynamic, shifting appearance as the sun casts different light and shadows around the façade.
