5plus Architects led the refurbishment of 35 Fountain Street, Manchester, for client IVG (UK) Limited.

The redevelopment included the creation of a distinctive new front entrance, reception and a unique Tenants Hub. In line with Transport for Greater Manchester’s encouragement of alternative transport the re-design includes a Cycle Hub offering secure cycle storage for up to 240 bikes on site as well as changing rooms, great showers and lockers.

All six upper floor plates of the building, which total 67,037 sqft, have been refurbished to offer Grade A office space. The building, which has basement car parking, sits in the city’s core business district and was separated from 17 York Street allowing this scheme to be developed.
