Following the successful refurbishment of 101 Barbirolli, we were appointed to transform its larger, sister building 100 Barbirolli.

Internally, our response has been to strip the building back to the frame and design a high specification environment befitting modern occupier requirements. It is hoped, like with 101, the building will achieve similarly strong rents not previously achieved by a refurbished office in the region. A key focus of our work has been to improve the frontage of the building onto Barbirolli Square; enhancing the entrance, improving views into the building and creating a greater synergy between the square and the ground floor reception.

Internally, the proposals include completely reconfiguring the existing entrance and reception area to include a new tenant hub with coffee bar offer. Below ground, a level of the basement car park will be converted into a new office floor, reconfiguring the atrium and dropping the floor down a level. At roof level the top floor office has been extended and two new roof terraces created. The atrium was reconfigured to respond better to daylight analysis and new core provides additional lifts and gender neutral toilets.

The sophisticated and understated style is given an ‘edge’ through the palette of exposed concrete, poured concrete flooring, raw polished plaster, natural materials and air purifying plants.

A large cycle hub with changing rooms, accessed directly from the street, is be created. This will better facilitate alternative and sustainable transport for building users. A flexible studio / gym and large changing rooms provide spaces to support the health and wellbeing of the users. In total, our proposals increase the office space from 135,000 to 143,600 sqft. The scheme was completed in 2021.
