We’re delighted to have submitted a planning application for 88 residential apartments on Warwick Road, in Trafford on behalf of Jumani Holdings Limited.
The 13-storey building will comprise a mix of one and two bedroom apartments. Internally, the ground floor will feature a reception/concierge area, motorcycle spaces and an amenity gym area and the top floor will have co-working space. Externally, six car parking spaces are proposed, alongside a rooftop communal seating area and landscaping on the ground floor and the top floor.
The site has been subject to multiple planning applications for residential development in the past, most recently with the erection of a 12-storey building comprising of 89 residential apartments, which was approved in October 2016. Whilst the permission was implemented, it has not been delivered for viability reasons.
Jacob Jumani, Managing Director at Jumani Holdings Limited, said “this revised scheme, with larger-apartments, reflects the change of habits Post Covid-19 and introduces a co-working area for residents, a roof terrace, outdoor communal gardens in addition to a gym. Bringing sustainable solutions such as solar power sources on the roof and green infrastructure is an important part of the development, with an active frontage complementing the regeneration of the Trafford Civic Quarter area”
Paul Norbury, Director at 5plus architects, said: “We are designing homes which better support the needs of residents in this post pandemic world. With the changing dynamics in residential design, space must work hard to provide flexibility whilst we spend more time at home. Alongside the roof garden we have designed a cycle workshop, 24 hour gym, lounge and co-working space to provide an alternative setting to those working from home. Roof terraces, Juliette balconies to all apartments, large windows and most apartments being dual aspect demonstrate the quality of the design.”
The site is located close to both Old Trafford Cricket Ground and Trafford Town Hall, with good access to public transport from the adjacent Old Trafford Metrolink stop.
A decision on the planning application is expected in November 2020.
