Plans for land at Pickering’s Farm, Penwortham, one of the most significant mixed-use developments in South Ribble, have been submitted by Taylor Wimpey and Homes England.
Alongside Planning Consultants Avison Young, 5plus architects has played a key role in developing the joint client masterplan and outline planning application for the scheme. 5plus has a longstanding involvement in the project having originally helped to produce the site’s Development Framework prior to it being allocated as a Major Site for Development in the South Ribble Local Plan.
Placemaking was a key driver in the development of the masterplan and the proposals have therefore focused on providing high quality, safe places to live, work and enjoy as well as accommodating homes to suit all needs.
As well as bringing much-needed homes to the area, the development will also enhance local infrastructure with the addition of a primary school, over 15 ha of publicly accessible open spaces/parks and improvements to the local highway network.
It is hoped that the proposed development of up to 1,100 new homes will provide a significant boost to the local economy and attract new residents to the area.
The plans were developed following extensive consultation with the local community.
5plus’ Director Lead for the proposals, Adam Thornton commented: “We have all been involved in the vision for this development for over a decade. The relationships fostered between the team and clients has produced a passion for getting the plans right for the long term. The masterplan is the result of inputs from so many different stakeholders and existing residents; it’s been a challenging, yet satisfying, process bringing so many diverse ideas together in this development.”
