5plus has led the proposals for a well-considered, residential development to enhance the existing neighbourhood and transform the site of a former petrol filling station.

The scheme comprises 30 high-quality, sustainable homes, including five three-bedroom family dwellings, along with social amenity spaces and car parking.

The scheme achieved planning permission from the London Borough of Waltham Forest in September 2016 and construction work started on site in February 2019 under contractor Thomas Sinden.

The proposals successfully reconcile a complex mix of building typologies, heights, roads and streets that surround the site. At five storeys on the primary street frontage stepping down to two storeys adjacent the terraces, the massing responds to the form of neighbouring buildings, respecting privacy and day light to create a harmonious relationship. A private courtyard to the rear of the development provides a communal amenity space and integrates secure car parking.

Elevations are predominantly brick with sensitive and traditional decorative detailing to define scale and texture with a concrete panel inserted to the west elevation to complement the composition.
