5plus were engaged by developer Praxis Holdings, to prepare proposals and the Planning Application for, and oversee delivery of, the refurbishment of building 1510-1520 Arlington Business Park.

The wider business park was well used and popular with tenants yet the appearance of 1510-1520 was falling short of the required modern office standards and market leading specification. The brief therefore was to address these issues and bring the building in line with modern office expectations whilst enhancing its external appearance.

In summary, our design improves the arrival and entrance setting, internal circulation and tenure separation as well as providing external changes to improve the overall appearance of the facade.

The project rationalises the buildings interior, whilst retaining the opportunity for multiple and single lets, and enhances the entrance philosophy.

The reception area has been transformed into a double-height space with feature lighting. With contemporary furnishings and simple lines, the lobby becomes part of an inviting reception space with a contemporary aesthetic. A feature steel staircase provides a physical connection between this reception area and the first floor.

Externally, the materiality of the entrance is deliberately contrasting with the existing building, to clearly mark it out. This materiality wraps round and continues into the building, thus creating a coherent entrance and ‘public’ area. Metal Louvres on the entrance facade provide shading for the office space whilst also giving the facade a greater depth.
